Looking for a foundation inspector?

An improperly designed or built foundation is a potential source of problems that can threaten a building’s overall structural integrity. A thorough foundation inspection can spot these problems, but because the factors that contribute to a foundation’s strength and stability are complex, an inspection should be conducted by a qualified professional inspector.

The inspector will thoroughly inspect the following areas of the foundation:

Foundation Structure- Look at the foundation’s footers to be sure that they are at the proper depth, that they project the proper distance from the foundation walls and that the walls are centered on the footers. The inspector will examine the foundation walls to ensure that they are constructed from the proper material and are the proper thickness for the surrounding soil conditions. The inspector will also check for correct installation of concrete reinforcements and anchor bolts. Waterproofing- Ensure that a foundation that encloses a habitable space has been properly waterproofed, including the application of cement, bituminous waterproofing material or a waterproofing membrane in areas where the danger of water infiltration is high. The inspector will also look for evidence of water damage or other indications that the foundation’s waterproofing has failed. Venting- Look for the presence of adequate venting in the foundation walls, including the correct type, number and spacing of vents. Cracks and sign of foundation movement- Examine an existing structure for signs that the building’s foundation has moved, shifted or otherwise begun to fail. These signs can include cracks in exterior masonry, cracks in wallboard or plaster above windows or doors, cracks in ceilings, buckled or shifted floor tiles, moldings that have separated from walls and doors that stick or bind.

The foundation is an important part of the homes structure and should be thoroughly inspected before selling or purchasing a home.
