Why new homes need inspections too

New construction defects are common — and they're often hidden by drywall or concrete before you ever move in. Municipal code inspectors check for code minimums, not quality. We inspect on your side, not the city's, and we catch issues ranging from missing framing members to reversed HVAC flex runs to improperly flashed windows.

Three-phase approach

1. Pre-drywall: framing, structural, rough plumbing, rough electrical, HVAC duct layout, window flashing.
2. Final walk-through: every room and system before closing. Builder punch list.
3. 11-month warranty: full inspection before your first-year builder warranty expires. Anything we find, the builder fixes — free.

On pre-drywall walk-throughs especially, experience matters — you want an inspector who has seen how framing, flashing, and rough mechanicals go wrong before they're covered up forever. Typical new-construction findings in the south metro

• Missing or reversed HVAC flex-duct runs in Shakopee and Lakeville builds — easy to miss on a builder walk-through, easy to catch with infrared.
• Window head-flashing omissions on 2nd-story windows — a five-year problem that shows up as drywall staining.
• Improper attic-insulation coverage at eaves (wind-wash baffles missing) — common on production-builder homes.
• Bathroom exhaust fans venting into the attic instead of through the roof — a top ice-dam precursor.
• Grading and concrete-flatwork slope toward the foundation — very common the first spring after closing, still within builder warranty.
