Siding materials in south-metro Minnesota

Shakopee, Prior Lake, Savage, Lakeville, and the surrounding communities span every era of residential siding. Each material has its own failure modes and lifespan — we identify what you have and what it needs.

• Vinyl siding (1980s–today): the dominant material. Checked for cracking from weed-whip strikes, missing J-channel, loose panels, and sun-bleaching on south elevations.
• LP and OSB-based sidings (Louisiana-Pacific Inner-Seal, 1985–1996): notorious class-action siding that swells and rots at the bottom edges and joints. A major negotiation point on older Savage and Prior Lake homes.
• Hardboard siding (Masonite): similar failure pattern; swelling and decay at lower courses.
• Fiber-cement (Hardie, James Hardie, 2000s–today): much more durable; we check for caulking condition, paint wear, and proper 1/4" clearance to grade, walks, and roof.
• Stucco (traditional and EIFS): EIFS is the "synthetic stucco" famous for trapping moisture in 1990s builds. Every EIFS home should have a professional moisture survey before purchase — we flag and recommend.
• Wood and cedar shake: older Shakopee and lake-home exteriors. Checked for rot, cupping, and paint/stain cycle.
• Brick and stone veneer: mortar joint condition, weep holes at the bottom course (allow water escape), shelf-angle rust.

What FLIR thermal imaging shows

The siding is only the weather barrier. The insulation behind it is what keeps you warm. On every Shakopee inspection we do an interior thermal scan of exterior walls and look for:

• Missing or settled insulation: vertical cold "stripes" every 16 inches between studs.
• Compressed insulation at outlets: common around older wiring boxes.
• Air infiltration at rim joists: the band between first floor and foundation — the #1 air-leak zone in a Minnesota house.
• Window frame cold leaks: a halo of cold around an older window means the flashing tape and insulation around the frame is gone.

Thermal imaging works best with a temperature differential of at least 20°F between inside and outside — in Minnesota, every month except July is ideal.

Clearance, drainage, and grade

A correctly installed siding terminates at least 6 inches above finished grade and 2 inches above deck or concrete. In the south metro we routinely see siding buried in flowerbeds, touching mulch, or resting directly on a concrete stoop — a recipe for wicking, rot, and carpenter ants. We note each issue with photos and a recommended corrective-cut height.
