When you need a 4-point

Many insurance carriers require a 4-point inspection before writing or renewing a homeowner's policy on older homes. It documents the age, condition, and remaining service life of the four major systems so the insurer can price accurately.

What we inspect

• Roof: material, age, condition, estimated remaining life.
• Electrical: panel brand/age, service amps, grounding, visible wiring type.
• Plumbing: supply piping material, water heater age, visible drain lines.
• HVAC: furnace and A/C age, condition, working status.

Typical 4-point findings in south-metro homes

• Roofs past 20 years with cupping, granule loss, and ice-dam signatures on original 1990s Bloomington and Burnsville builds.
• Federal Pacific Stab-Lok and Zinsco panels still in service — insurers routinely decline or require replacement.
• Polybutylene supply lines (gray PB) in 1978–1995 homes — insurers often require replacement.
• Galvanized supply or cast-iron drain past service life in older Edina and Bloomington homes.
• Furnaces or A/C condensers 20+ years old — most carriers flag these as end-of-life risk.
